Now I don't know about you, but I would want to move away from the Southern California area just so I could find more affordable housing prices. The prices of homes in the Atlantic City area would kill this concept completely. Not only are the house prices in Atlantic city very expensive but you also get a very cold east coast weather with it.

In closing, not only do you get decent weather in the Las Vegas area but you also get very very cheap house prices also. On top of this you get the same kind of casino gambling experience in Las Vegas but you also get to experience the amazing outdoor and nature that Las Vegas has to offer. A Bohemian Honeymoon in Valparaiso - The Beautiful City of Confusion, Chaos and Contrasts

The name trips off the tongue musically.

And rightly so, as this is one of the most remarkably poetic cities in South America.

It is not surprising that this city is where famed Chilean poet Pablo Neruda built one of his famous homes, La Sebastiana, the décor and architecture reflecting not only the chaotic nooks and crannies of the city, but also the naval influence of the port of Valpo, the most important Pacific port of South America. The surprises of Valparaiso make it the perfect location for the bohemian honeymoon.

When you first arrive in Valparaiso, you might not be so impressed. It looks like any other port city, with the focal point being the water, which is in fact cut off from the city itself by a railway and highway system. In fact, Valpo is actually made up of two cities: one being the "el plan", or the flat plains of vaguely ordered streets, businesses and buildings set off from the water. El Plan is blustering with activity however - from the seafood restaurants along the boardwalk to the plazas or main squares, where one can sit on a bench on a lazy Sunday afternoon and watch the children buzz around on tricycles for 150 pesos.

But take one of the Ascensors, hill side elevators dating back to the late 1800's, up the hills into the second part of the city: the Cerro neighborhoods. Set on the steep slopes of 42 cerros, or hills in Spanish, it is here where you will find the colorful corrugated iron houses sitting together in any way shape or form that they can. In fact, that is what it looks like - as if the buildings have grown organically out of the verdant hills, as if a giant vegetable patch of colorful sweet pepper houses tumbling all over each other. Many people do not get Valparaiso at first. It's not the typical honeymoon vacation choice as there are no beaches to speak of and no real luxury accommodations (though Vina del Mar, a beach and resort vacation hot spot is right next door, 20 minutes away by taxi). The true adventure in Valpo is in touring the chaotic streets of the steep hillsides, admiring the bohemian cafes, jazz bars, wine bars, Tapas bars, artisan craft shops, vintage clothing shops and more. In other words - the paradoxical art which comes not only from the artisans but also rising from the port of Valparaiso into the colorful landscape of chock-a-block town houses, dressed in corrugated iron scraps which were salvaged from the shipping crates of the early port trades.

The most unique thing about these houses is that they are not beautiful - at first. The color is faded on the original houses, and through years of weathering from the sun and salt of the ocean, the sidings of many of these houses are rusted brown and orange. But there is such beauty in the wear, in thinking about what these houses have seen, who has lived in them and what kinds of poetry was inspired by their random flashes of color. And the view from the terraces of these houses and passageways is just incredible. One can see the water, the ships, and the neighboring cerros for miles, colorful as the next. Here one can spend days, weeks, exploring the labyrinthine passageways between the houses, up and down tiny stairwells, careful not to step on the many stray dogs lazing about in the sun. Street vendors peddle their artistic wares, paintings, jewelery, and one hobbyist sells remarkable miniature models (which light up as lamps) of the stunning and puzzling architecture. In Valparaiso, you have stepped back in time to a preserved port city and one of the earliest colonial communities in Chile.

UNESCO declared Valparaiso a World Heritage Site in 2003 as a colonial city that represents an excellent example of 19th century architecture in Latin America. Neruda's fondness for this city moved him to make it one of his adoptive homes. He too could not let go of its romantic landscape of dangling houses, churches, cafes and people:

"The port is a tug-of-war between sea and nature, untamed on the cordilleras. But it was man who won the battle little by little. The hills, and the sea's abundance gave the city a pattern, making it uniform, not like a barracks, but with the variety of spring, its clashing colors, its resonant bustle." (Pablo Neruda, Memoirs, Penguin 1978).

It is interesting to see the "countryside" of Bucharest as people here call it. Located just outside the city limits are the "suburbs" as we're used to. When you here Buhcarestians referring to "countryside" people which you surely will, they most likely are coming into the city from these outlying villages. These villiages can be as close as 5km from town, one larger village in particular lies only 8km from the Marriott. So the shock and awe of someone living waaayyyy out in the "countryside" is dismissed as nothing beyond normal for the average American, as suburbia is just another "day in the life". At first glance it appears as though everyone would want to live in the countryside. I mean... who wouldn't want a new construction 100 square meter house with land for less than 100 grand? You get a garage, you get a yard, you're outside of the hustle and bustle of the city? It makes perfect sense right? Everyone should be leaving the city; trading their in-city residence for the "American Dream?"! Well not exactly. First off, a car is a necessity as the bus lines barely run to 25% of the communities. Once you have your car you now have to figure in the third-world infrastructure that demands a minimum hour commute into the city from a measly 10km's away. Don't believe me? Try it out one day during rush hour. Living in partially completed suburbs with pothole ridden dirt roads and incomplete "red" houses isn't the ideal setting you picture in your suburban daydreams either. Since the crisis many out of town developers went belly-up, leaving these partially complete, unattractive communities. Will more lenient bank lending help the suburbs and these dense planned communities fill up?

So here's the interesting part of why the majority of the new houses (basically McMansions) in the "countryside" are being sold... Image. That's it. As sure as people by overpriced houses in Dorobanti, as sure as people properly stack and position their fancy cell phones and key fobs on coffee shop tables, as sure as people with "fancy" cars have the right-of-way, the vast majority of Bucharestians are buying houses in the suburbs as second, or vacation homes. Why wouldn't one buy a vacation home in a "vacation" area like anywhere between here and the mountains? Simply because your vacation house MUST be close enough for you to whisk your unsuspecting friends and family members away to for a quick barbecue! But isn't this typical anyways?

That leaves the rest of the older houses in the more established communities. These are people that choose to be "away" from it all, or that have lived there through multiple generations. Quite often these people own quite a bit of land, and still have beautiful gardens in which they grow a lot of their own food. It truly is a different lifestyle and does have a hint of desirability.

For someone looking to get a taste of the suburb life while still being close "enough" to Bucharest, try looking for re-sale homes outside of the pre-planned communities. Maybe even consider a nice restoration project with a large parcel of land, as you'll more than likely "beat the banks" on appreciation.

So will people from the "big city" spread out to image-conscious McMansions? Will they buy in to the master-planned communities? Will they say to hell with the city and buy an older farmhouse? Who knows! Only time and progress will tell!

All too often the garden becomes almost an after thought and the last priority in a restricted home improvement budget. For me this is a travesty, as the garden is probably the largest room of the house and deserves the same thought and design afforded to the kitchen, living room or bathrooms. It is very often the feature which can make the difference between selling a home or not.

Even small London or city gardens, where space is a premium, can be transformed into a haven of architectural foliage and fabulous areas for summer dining and entertaining, adding not only value to the home, but a new dimension to living space. Remember, the garden should not be considered as a separate entity, but more as an extension of the living room. In our short summers it should be a magnet drawing family and friends to it at every available opportunity, and in winter the view should be one which serves to remind that spring is not too far away.

The design and planning of a garden is the starting point. The chosen style and design should reflect the home and not be at odds with it. One needs to begin by addressing any unsightly features. Even an ugly view can be softened with careful thought to planting. Equally, privacy should be protected without the prying eyes of neighbours overlooking. Once again this can usually be achieved with strategic planting. Common garden fences can be camouflaged, as can sheds, which may serve as essential storage, but lend absolutely nothing to the overall design.

The next priority is the patio, the size of which should at the very least, accommodate the occupants of the household, and if space allows, provide for entertaining. Tables and chairs should fit comfortably with plenty of room to walk around, and the golden rule of never blocking the entrance from the house into the garden always adhered to. Ideally, patio depths should be a minimum of 4 metres. Quite simply, skimpy patios look awful.

The hard landscaping of the garden and the choice of materials is paramount and whilst budget may ultimately dictate the finishes, always try to aim for the best you can afford. For example, cheap pine decking looks like a budget finish from the day it is installed, let alone after a year or two, when it will become a slippery algae covered liability unless regularly maintained. A good quality hardwood deck, on the other hand, will look beautiful for many years to come with very little maintenance and in the grand scheme of things, the extra cost is money well spent. In a contemporary or minimalist garden where the emphasis really focuses on the hard landscaping, the quality of the materials becomes even more relevant.

For those who live in an apartment or are denied a garden, remember that flat roofs or terraces can equally be transformed into very inviting and useful outdoor spaces, although a roof garden maybe subject to planning. Many plants and even trees are quite happy to spend their lives in containers providing they are kept watered and the nutrients in the soil replaced. With the benefit of computerised irrigation and slow release fertilisers this is very easy.

Now we come to the design itself. For those seeking something a little different from their garden, many would be surprised to learn that even in our less than perfect English climate, it is possible to create a tropical looking garden utilising a host of exotic plants from around the world which will not only survive, but literally flourish even enduring snow, ice and the harshest of winters.

Just imagine a sub-tropical paradise of palm trees, bamboo, big leaf architectural plants such as banana and all here in the UK. This works particularly well in small London and inner city gardens creating an instant impact with dense tropical foliage, creating a real urban jungle. Even though one can be more adventurous in the city where the micro climate allows for more tender plants, it is possible to create an exotic garden in all but the coldest parts of the UK.

Tropical gardens play with different textures of foliage and colour is used in splashes of hot vibrant reds, oranges and yellows provided by exotic flowers such as cannas and gingers. Natural materials such as hardwood decking and terracotta work particularly well with this design theme as do ponds and water features. Creating an exotic garden full of drama is an exciting and different approach to your garden design, and with evergreen trees and shrubs interest is created throughout the seasons.

For larger gardens one can also create a more structured and manicured look imitating some of the great gardens of the Mediterranean. Stately palms and other spiky plants work well together in the company of cypress trees and other trees and shrubs normally associated with the warm dry regions of the world. In spring and summer the garden should become a riot of colour led by trees like acacia dealbata, which literally lights up the sky with gorgeous mimosa flowers.

For those who prefer a more minimalist approach to their garden design, contemporary garden design shifts the emphasis from planting to the hard landscaping. Unsightly fences can be disguised by camouflaging them with slatted Venetian cedar. The contemporary garden design has bold lines, strong shapes, and absence of any fuss, pure form, strong structure and 21st century techno. The garden should lend itself to entertaining and low maintenance, although whilst planting is minimal, it is architectural and should make a strong statement. Finally, mood lighting is an essential ingredient, not only within the contemporary garden, but for any style of garden, making the largest room of the home a room for living by day as well as by night.

Romania is a country in Europe. Although it was not a major tourist destination before the 1990s, now, it has opened itself up to people who would love to see historical places as well as beautiful sceneries. Here are top ten cities in Romania that a visitor should visit.

1.) Bucharest City

In Bucharest, you can visit Romania's famous museums like the Village Museum and the Museum of the Romanian Peasant as well as Curtea Veche Museum. My parents, diplomats motivated by the wonderful economy of the 90s, decided to buy another house in Seattle, Washington, which we would never live in but would turn a good profit from the rent and eventual sale. I have returned many times since, each occasion convincing me that my parent's decision to buy another home there had been the right one.

Seattle is the northern most major city in the continental United States, and the largest in the Pacific Northwest (as well as the fifteenth largest metropolis in the U.S.) Situated between Puget Sound and Lake Washington, the city is beautiful with no shortage of water views and some of the best urban architecture can offer. Famed Washington forests, the pacific, the San Juan islands, and other major cities (Portland and Vancouver, Canada among them) all provide retreats from the city, although there is enough there to keep one from ever feeling the need to leave. Polonnaruwa stands today as one of the most important ancient cities of Sri Lanka. It served as the second capital of the country after the fall of Anuradhapura in 993. The ruins of Polonnaruwa are conveniently located in one compact complex on the eastern shore of the artificial lake called Top Wewa Lake. This walled complex follows a rectangular shape and houses a cluster of palaces, temples dagobas, and other religious structures. There are also other interesting historical buildings situated outside the old walls, just north of the complex. It is possible to visit the major buildings within the ancient site in one day. To reach the entrance of the archaeological site from you hotel, you usually only need to take a tuktuk (three-wheeled vehicle).

One of the ancient ruins you can find tucked in the complex is the Royal Citadel also known as the Palace of King Parakramabahu. This palace originally rose to seven levels and was finely decorated. Today, only its thick walls and exquisite facade remained. Another very visible city monument just beside a scenic lakeside rest house is the rock carved statue of King Parakramabahu. There have been some debates among archeologists about the identity of this 3.5 meter-tall statue as some believed it is really a representation of a sage named Pulasti, whom the city was named after.

The Potgul Vehera is another beautiful ruin that will easily captivate you. This is actually an old Library Monastery and is situated just outside the Royal Garden of Nandana Uyana. Potgul Vehera has a unique circular designed surrounded by four dagobas. The Shiva Devale and Shiva Devale 2 are two of the prominent Hindu temples you can find at Polonnaruwa's ancient complex. Other fascinating buildings you should definitely explore include the relic houses of Vatadage and Thuparama, the Nissankalata Mandapaya pavilion, the Buddha statue of Gal Viharaya and the Sacred Tooth relic temples of Hatadage and Atadage.

Aside from being an ancient city, another reason Polonnaruwa is such a huge attraction for travellers is its close proximity to several national parks. Mid Rise Condominiums (MRC's) are prevalent throughout Center City Philadelphia and generally have come about in popularity in the past 15-20 years. MRCs can be defined as buildings between 5 and 10 stories tall and may or may not have services such as a doorman, porter, a pool, or on site management, but generally they do not. But they are going to have a few more amenities than the Low Rise Condos (LRC's) which have no amenities, and fewer than the high rise condominiums which have the doorman and the porter and the parking lot attendant and the swimming pool and the lifeguard, etc. Some MRC's have part time doormen, which means a lower monthly condo fees.

The condo fees will probably be higher in a HRC than in a MRC because you're paying for full services. Some buyers are very "condo fee adverse" so clearly, MRC certainly have such an advantage over some of the more full service, high rise condo buildings here in town. Advantages such as condo fees; mid-rise condos have mid-level prices. Not too high, not too low, and general acceptable to the buying public. Again, on the whole, MRC's have mid level services, which translate into mid level condo fees. Generally in an MRC, you won't be swallowed up by being one out of two hundred people in a condominium association, but then again it's not going to be like you and the neighbor upstairs and the person next door that makes up the condo association (where if you don't like somebody and they gang up, you're out of luck). So there's some protection in an MRC without the swallowed-up feeling some people get in an HRC.

The MRC is very popular because a lot of them do offer parking, and they offer some neat details to the condominiums because generally a lot of them are old warehouse buildings. So you may get some neat space in a good location, with individual detail and character, but yet still have some of the nice services that the HRCs get. So mid-rise condos are perfectly situated for a lot of buyers in between the low fee, low service, low rise and the high fee, high service, high rise, if you will.

One of the disadvantages of MRCs sometimes is owner occupancy ratios. If indeed you buy into a mid-rise building that has thirty units and twenty of those units are rented out, you don't have the kind of owner occupancy ratio that a lot of mortgage companies like to see in order to lend, lets say, zero or five percent down. Owner occupancy ratios on MRCs sometimes can be below the acceptable level. Therefore, financing on some of them, like LRCs, can be a little bit more difficult than an HRC which are typically a breeze.

Mid-rise condos, as an advantage, often share a common roof deck; very prevalent in your mid-rise buildings. It gives everyone in the building a sense of outside space and does contribute to a sense of "resaleability" and a roof deck is certainly just something that needs to be tended to only every couple of years, so not a high maintenance item, but a plus for buyers looking for a little bit of outside space for their unit.

How Do Cities Handle Code Liens?

Cities and counties handle code violations and liens differently than they did just a few year ago. In the so called "good old days" the revenue these municipalities received from code violations was not a lot of money. The building department was always a profit center for them but code violations were sort of a step-child.

Seldom, if ever, did the code enforcement officers scour neighborhoods to find homeowners, handymen or contractors working without permits. I vividly remember a mayor of a large local city tell me how the city's legal department felt code liens were only enforceable to the amount of the actual cost of the city's enforcement effort.

Most offenders are intimidated by fines accruing at $1,000 a day and buckle into getting the repairs done, re-doing the construction, fixing the problem by code or generally doing whatever is needed to avoid huge fines. A simple fine for not mowing the grass for $50 a day can turn into a huge fine of $250,000+ in ten years. How could a fine run for ten years? Simple, the homeowner didn't cut the grass, maybe he was on vacation, and when he finally did, he didn't have a code officer come out to check it. This actual case resulted in a $268,000 fine that was subsequently reduced to $168 when I bought the property.

Things have changed dramatically in the past few years. Municipalities are strapped for cash as property values have declined substantially and their tax roll revenues have continued to decline. Creative employees have started hyper-enforcing code violations and collecting fines they would never have bothered with in the past.

In our area there is a city that has so aggressively pursued code violations that they have condemned properties and taken legal action to demolish the structures and legally transfer the land to the city. In retrospect, the homes were in a couple of neighborhoods which have since become redevelopment zones.

The enforcement strategies for various municipalities are broad in their scope and it is safe to say that almost anything is possible. For an investor or a wannabe homeowner contemplating buying a house in a specific city or neighborhood, he needs to do a lien search through his closing agent or call the city and set an appointment to discuss any code issues with the property. This may ignite issues that weren't known to the city, but that's better done before the house is purchased.

A growing trend I see is where the municipality with a code violation or lien on a property wants the new buyer to close on the property before they will negotiate an outstanding lien. So, if the property has a $100,000 lien accruing at an additional $100 a day, the buyer will not know if he has to pay $100,000 or $1,000 to close out the lien - until after he owns the property. If his purchase price is $100,000 and the property is worth $150,000 after repairs, the city lien is a deal killer.

Most city officials will explain that they will negotiate the lien to about 5% to 10% of the face amount. However, there is nothing ever given in writing and there is always the lingering fear that they will only reduce it by 50% which is still a deal killer.

Some cities have taken an extremely hard line and these bureaucrats will not reduce the fines at all. In REO (bank owned) properties, it is not uncommon for the property to be neglected before the bank gets the property by foreclosure. When the bank finally owns the property, there may be accruing liens in place.

Before the bank can sell the property the liens should be cured, but many banks are selling the property with the problems. They have the buyer sign a "waiver of rights" that clearly says the buyer is now responsible for anything attached to the property - liens, code violations, utility bills and other title problems.

If you are contemplating buying a property you should only purchase it by doing a complete lien search and getting a title policy issued to you at the time of closing. This will not stop accruing liens or extinguish existing permit problems, the title search will only tell you what problems can be seen in the public record by the title company. A further "lien letter" search from the city should disclose open permits, liens not yet recorded and other problems that you as a buyer will have to face in the future.

In summary, just because you bought the property with something that was done improperly or the city has no violations against a property, doesn't mean that the addition to the main structure was done up to code or permits were pulled for the work. Savannah Georgia - America's Most Haunted City

In 2003, the American Institute of Paranormal Psychology named Savannah America's Most Haunted City. And Savannah is able to support the title. Ghosts, apparitions and paranormal activities have been reported at many of Savannah's inns, restaurants, private residences, and of course, cemeteries.

There are many magnificently restored buildings nestled around Savannah's twenty-one squares. Many of these buildings are stately homes supposedly still occupied by former owners. James Habersham has been known to roam around the Olde Pink House, now a restaurant, but formerly his home. Juliette Gordon Low, the founder of the Girl Scouts, was born and raised in Savannah. Her parents, long deceased, are said to still roam Juliette's childhood home.

The Sorrel-Weed House, visited by The Atlantic Paranormal Society (TAPS) in 2005 as part of their SciFi Ghost Hunters Halloween special, is supposedly haunted. The story goes that Mrs. Weed caught her husband in a compromising position with one of the Weed's many slaves. Mrs. Weed, very distraught, ran back to the main house. After a long argument with her husband, she either threw herself (or was thrown) to her death from a second floor balcony. Soon after Mrs. Weed's death, the slave found with Mr. Weed was found hung in her slave quarters. Both women are said to be still roaming the grounds.

The Hampton-Lillibridge House was said to be so haunted, that Jim Williams (of Midnight in the Garden of Good and Evil fame) had an exorcism performed at this former boarding house. On countless occasions, residents and passersby have heard the sound of jazz coming from inside the home.

The Kehoes were a very prominent family in Savannah, as Mr. Kehoe owned the ironworks on the riverfront. The Kehoes built this fireproof, all-iron home and lived there with their 10 children. The Kehoe's heirs sold the house in 1930 and the property changed hands many times to include use as the Goette Funeral Home for 65 years. It is now a beautiful bed and breakfast where many of its visitors report supernatural occurrences such as a woman screaming, a nurse shushing visitors, the Lady in White making appearances, and several instances involving ghosts of children.

The list goes on and on!

So, what is it about Savannah that makes it so attractive to ghosts and ghost stories? Many people start with the fact that Savannah is literally built on its dead. Savannah was the first city in Georgia founded in 1733. It was established in the same location as the Creek and Choctaw maintained their burial grounds.

As the colony began to grow and thrive, it needed more room. Buildings were erected on the burial plots of the original colonists. Tombstones in cemeteries were moved to make room for sidewalks and roads. Places of worship were erected on the graves of slaves.

Second, Savannah has a very violent history. Many bloody battles and skirmishes were fought in Savannah. One of the bloodiest battles of the American Revolution, the Siege of Savannah, where about 1200 men lost their lives in one hour, was fought in Savannah.

Also, the city has been victim to many city-wide fires, at least two yellow-fever epidemics and several hurricanes.

Third, Savannah has been a major port city since the days of King Cotton, so many a sailor has ventured through Savannah spinning a romantic tale or two.

Fourth, Savannahians are (proudly) an eccentric bunch, as were their ancestors, which adds history and volume to the ghost stories.

Lastly, I believe the large amounts of Spanish moss hanging from the majestic oak trees. The blankets of moss look like ghostly shrouds and give the entire region an eerie look.

Whatever the reason, the ghost stories are endless, earning the Savannah the right to the title of America's Most Haunted City.

Darien CT Historic Homes: Pond-Weed House

Built about 1700 on the old Boston Post Road, Darien's Pond-Weed House is a classic Connecticut saltbox with a large stone central chimney and sloping rear lean-to roof-line. It is considered the oldest house still standing in Darien.

In 1692 Nathaniel Pond who was listed as a "Blacksmith of Branford" bought the land on which the Pond-Weed house is located near the ford and former sloop landing on the Noroton River. Settlements began in Darien in about 1700 when the first roads were "Cut in the woods."

The Noroton Cove settlement that eventually became Darien included a sawmill built by a dam on the Noroton River, a small shipyard on the shore of Holly Pond - and Nathaniel Pond was the blacksmith. By 1703 a school district was established.

Soon after the Pond-Weed House's initial structure was built, several additions were made to the central framing resulting in a two story home, T-shaped floor plan and lean-to saltbox roof-line. Nathaniel Pond sold the property to Nathaniel Weed in 1716 "With dwelling house and barn." It remained in the Weed family for 210 years.

The Pond-Weed House's notable features include the massive stone chimney, exterior walls of shingles with semi-circular butts, a first period exterior door, exposed framing, paneling and much early hardware still remaining.

In addition to its historic architectural importance and its connection with Darien's leading families, the building also served as a tavern in the 18th century when it was known as the "House Under the Hill" or "Half-Way House" due to its position half-way between Norwalk and Stamford.

In the late 1730s severe winter storms resulted in the deaths of several people traveling from Darien to church in Stamford. As the first generation of Darien settlers were aging they proposed creating a newer, closer parish to reduce the difficulty getting to church on Sunday.

In 1744 this lead to the hiring of the Rev. Moses Mather - still in his mid-20s - who spent his entire 64-year career at this parish post until his death in 1806. Moses Mather became one of the most outspoken proponents from the pulpit of American Independence during the Revolutionary War.

The town was primarily dominated by Patriots during the Revolution with the community's Tories fleeing to Long Island, but conducting raids on the community throughout the war. The plaque in front of the Darien City Hall tells the story of how, "Tories disrupted services at the meetinghouse on July 22, 1781, capturing Dr. Mather and forty-seven other men, and transported them across the Sound. Dr. Mather with twenty-six of his parishioners suffered five months in the foul British prisons in New York City before those who survived their confinement were exchanged and returned to their homes."

It has long been said of the Pond-Weed House when it was operating as the Half-Way House Tavern that "George Washington stopped here" on the march south from Boston to New York during the American Revolution.

Today the Pond-Weed House is a private residence located at 2591 Post Road Darien, Connecticut - just west of the junction of the Post Road and Hollow Tree Ridge Road. This sturdy example of early New England architecture that is the city's oldest house still standing makes it one of Darien, Connecticut's most important historic homes.

Consequently, between the BTS stations from Siam Square all the way up to Ekamai (middle Sukhumvit), there are almost no new Bangkok town houses or detached housing projects in which to invest. This shortage of land makes condos the favoured choice for both developers and investors alike.

In Chidlom, aka Chit Lom (just one stop east from Siam square) the condos and apartments are generally high-end and therefore command higher rental prices and good capital appreciation. As with any prime location in any major city center, the initial investment in Chit Lom is more than it is in other areas of the Thai Capital. However, given the level of demand for the location, investments here do indeed pay-off.

The Address Chidlom

One example of the quality and style of condos in the Chidlom area is The Address Chidlom. This is a beautifully designed deluxe boutique type of condominium in the art-deco style.

The Address Chidlom is a highrise condominium which consists of two towers (A and B). Tower A has 24 stories and tower B, 22, hosing a total of 597 units between them. Room options range from studio, 1-3 bedrooms. Facilities include:

Summary

The Address Chidlom is a fine residence. Owners who bought off-plan enjoy returns of around 5-6%, and even 4-5% if purchased today. You may notice that these rental returns are slightly down on those of other properties we have viewed in previous articles in this series. Nevertheless, this slight decrease in rental returns are largely balanced out with the capital appreciation for a property of this type.

Set in a prestigious neighbourhood within close proximity to the BTS Chidlom Skytrain station and Central Chidlom shopping complex, The Address Chidlom makes for both a good home and a decent property investment.

Asoke Junction, Central Bangkok

Moving five stations further along the BTS line from Siam Square you will find a plethora of condos in and around Bangkok's Asoke junction. Asoke junction is not just where Sukhumvit road meets Asoke road, but also where there's an interchange for linking the Asoke BTS (Skytrain) station with the Sukhumvit MRT (metro) line.

The Wind 23, Asoke

The Asoke area really is an important and busy central cross-road in Bangkok. There are obviously some great condos around this areas to invest in. One of the best at the time of writing is The Wind 23 condominium, also called The Wind Asoke.

The Wind 23 (so called because the design allows a breeze to circulate throughout the building) is a modern highrise condominium. There are 22 stories housing 220 individual units of one and two bedrooms, plus Penthouses on the top floors. Facilities include:

Completed in 2010, these well-appointed, superbly designed, and ultra-stylish, bright condos offer luxury at reasonable prices for both the Bangkok real estate investor and the tenant. This high-rise development has a modern tropical charm with an innovative ventilation system (something quite unique to Bangkok residential condominiums).

Summary

Just 500 meters away from Asoke BTS and Sukhumvit MRT, the Wind 23 is located right in the heart of the capital, yet it's set in a quiet spot away from the sound of passing traffic and other street noises. There is also a free tuk-tuk service available for residents. Investors here can expect returns in the region of 6-7%. This is one of the most desirable and well positioned condominiums in the area, making it a good choice for both owners and lessees.

The Quattro Condominium

Moving two stops further down the Sukhumvit BTS line we find many more quality Bangkok condos worth investing in. If you are looking to buy high-end real estate in Soi Thonglor, then The Quattro condominium by Sansiri is certainly worth consideration.

The Quattro Condominium in Thonglor is a unique highrise, two-tower complex, one of 28 stories and the other 36. There are 446 units varying in size and format. Rooms available include one, two, and three bedrooms, plus Penthouse suites. Facilities at the Quattro include:

  • Chill out terrace
  • Covered parking
  • Fully equipped fitness room
  • Garden and leisure areas
  • Minimart
  • Two swimming pools (plus a children's pool)
  • 24-hour security including CCTV and video door phone

Investing in the Quattro condominium is like investing in a Mercedes or a Jaguar motorcar. Completed in 2012, this really is a five star luxury condominium complex that just oozes opulence and style. Each floor has its own private butler plus residents have access to a fleet of limousines and drivers to use any time they want.

Summary

Living at the Quattro Thonglor is like taking an extended stay at a 5 star hotel. With a rental yield somewhere between 4-5%, a buy-to-let investment here may not produce the biggest returns, but the capital appreciation more than compensates for this. All these things and more make the Quattro Thonglor a sound investment in Bangkok's high-end property market.

The Aequa Condominium

Our final pick for the central area is a luxurious project that opened its doors in August 2012. The Aequa is a beautifully styled residential condominium complex in the heart of Bangkok.

This is a 28 story highrise building housing 153 well thought out capacious rooms of 1-2 Bedrooms. Its modern architecture is of high international standard for stylishness and distinction. Condo facilities include:

This smart new Bangkok condominium is located in the mid-Sukhumvit area of town. It is a very modern building with easy access to Sukhumvit's Prompong and Thonglor BTS stations. It boasts superb facilities and a perfect location for city dwellers. Investing in The Aequa condominium will deliver 5-6% on rental returns, but like the Quattro Thonglor above, the capital appreciation looks set to be high.
