Property investment in capital cities is usually the most lucrative when done as close to the city center as possible, and Bangkok is no different. It's like the old saying: "All roads lead to Rome."

The most central area of Bangkok is from Siam Square to the Asoke junction. If you buy-to-let property anywhere along this route you are almost guaranteed to find long-stay tenants year-round. If you are purchasing a property to live in, then you will also gain from capital appreciation; something which has been steady in Bangkok for a good many years now.

Property Options in Central Bangkok

The biggest drawback with Bangkok real estate has been the lack of property options, namely houses. The city center has always had a shortage in detached and town-house investment opportunities. For the most part, houses have either been unavailable or out of the investor's budget. The reason house prices are so high is due to the lack of available land, caused mainly by the relentless construction of condominiums and apartments in recent years.

Consequently, between the BTS stations from Siam Square all the way up to Ekamai (middle Sukhumvit), there are almost no new Bangkok town houses or detached housing projects in which to invest. This shortage of land makes condos the favoured choice for both developers and investors alike.

In Chidlom, aka Chit Lom (just one stop east from Siam square) the condos and apartments are generally high-end and therefore command higher rental prices and good capital appreciation. As with any prime location in any major city center, the initial investment in Chit Lom is more than it is in other areas of the Thai Capital. However, given the level of demand for the location, investments here do indeed pay-off.

You may notice that these rental returns are slightly down on those of other properties we have viewed in previous articles in this series. Nevertheless, this slight decrease in rental returns are largely balanced out with the capital appreciation for a property of this type.

Set in a prestigious neighbourhood within close proximity to the BTS Chidlom Skytrain station and Central Chidlom shopping complex, The Address Chidlom makes for both a good home and a decent property investment.

Asoke Junction, Central Bangkok

Moving five stations further along the BTS line from Siam Square you will find a plethora of condos in and around Bangkok's Asoke junction. Asoke junction is not just where Sukhumvit road meets Asoke road, but also where there's an interchange for linking the Asoke BTS (Skytrain) station with the Sukhumvit MRT (metro) line.

The Wind 23, Asoke

The Asoke area really is an important and busy central cross-road in Bangkok. There are obviously some great condos around this areas to invest in. One of the best at the time of writing is The Wind 23 condominium, also called The Wind Asoke.

Just 500 meters away from Asoke BTS and Sukhumvit MRT, the Wind 23 is located right in the heart of the capital, yet it's set in a quiet spot away from the sound of passing traffic and other street noises. There is also a free tuk-tuk service available for residents. Investors here can expect returns in the region of 6-7%. This is one of the most desirable and well positioned condominiums in the area, making it a good choice for both owners and lessees.

The Quattro Condominium

Moving two stops further down the Sukhumvit BTS line we find many more quality Bangkok condos worth investing in. If you are looking to buy high-end real estate in Soi Thonglor, then The Quattro condominium by Sansiri is certainly worth consideration.

The Quattro Condominium in Thonglor is a unique highrise, two-tower complex, one of 28 stories and the other 36. There are 446 units varying in size and format. Rooms available include one, two, and three bedrooms, plus Penthouse suites. Facilities at the Quattro include:

It boasts superb facilities and a perfect location for city dwellers. Investing in The Aequa condominium will deliver 5-6% on rental returns, but like the Quattro Thonglor above, the capital appreciation looks set to be high.

Study Reveals Least Affordable Cities

Every year, a team from New Zealand conducts a comprehensive, global survey of housing affordability. The survey includes dozens of U.S. cities, and takes into account an area's average household income and average housing costs (both rental and purchase prices). The results are released in a report called Demographia.

The main difference between this and other assessments is that the Demographia report uses a very simple equation - average house price divided by average income. Most other assessment tools use an equation that includes mortgage affordability, which varies widely based on interest rates. By keep the equation simple, the Demographia report offers a more realistic view of how home prices and incomes have changed relative to each other.

The team of Wendell Cox and Hugh Pavletich compiled information from hundreds of cities, including 131 in the United States. Of those, 117 were considered affordable, with housing costs being at or below 30 percent of the area median income, which is how the U.S. Department of Housing and Urban Development (HUD) defines "affordable." The study found that, in the most expensive markets, housing costs were several times higher than the affordable threshold set by HUD.

A total of 14 U.S. housing markets were deemed "severely unaffordable," including: Boston, MA; New York, NY; Boulder, CO; and several cities in California. These results surprised few people, especially those living in and around the severely unaffordable cities. Income in many of these cities has either stagnated or fallen, while housing has become increasingly scarce, causing prices to go up. The result is that, even in the current economic climate where housing prices in general have fallen sharply, affordable housing remains out of reach for many Americans.

According to the study, the most affordable markets are in the industrial heartland and include several cities in Michigan and Ohio. This was expected by the study's authors, who acknowledge that home prices fell significantly in these areas while unemployment rose as a result of the financial crisis and economic recession.

The Demographia study reflects a persistent need for affordable housing all across the United States. Not only does it serve as an important wake up call to those who say we no longer need to invest in affordable housing, but information from the study can help affordable housing developers make a strong case for their projects, especially in the areas where low- and moderate-income housing is most needed.

San Diego occupies the second position in the list of the biggest cities the US state of California. It acquired its name from Saint Didacus. Derby is a city that lies on the banks of the River Derwent in the southern section of Derbyshire. It is an urban area with roughly 250,000 inhabitants. The housing market in Derby is a bit slow at the moment with many homes being listed 6 or more months before they are sold. With homes being on average more than double in price and with far fewer homes being found in the lower price range London is considerably more expensive than Derby. The average three bedroom home in Derby will cost about £153,000 while a similar home in London will be £450,00-£890,000. The savings for choosing Derby are staggering in this case.

Derby versus Manchester

Homes in Manchester are currently staying on the market much closer to one year. With a median home price of £130,865 it is a bit cheaper than Derby. There is, however, a larger portion of inexpensive homes available in Derby at the moment. A three bedroom in Manchester averages about £155,000 which is barely higher than the same home would be in Derby. Bargains can be found in both cities.

Derby versus Birmingham

The median home price in Birmingham is £134,950 and houses tend to stay on the market for about 200 days. Prices appear to be fairly similar to those in Derby as the average three bedroom home in Birmingham is £149,000 which is close to a home in Derb£134,950 although Birmingham may be a bit cheaper, it is not by much.

Derby versus Leeds

In Leeds the median home price is £135,000 and the time on the market is about 220 days on average. A three bedroom home in Leeds will on average cost £154,000 which is pretty much in line with housing in Derby. Like Derby, Leeds tends to have a large number of lower priced homes available.

While home prices do tend to be a bit more up and down these days it is clear that houses in Derby are selling a bit quicker than in other UK cities and that these houses seem to be going for a reasonable price as well which is great news for those looking for a home in the charming city of Derby.

What Does the UK Cities House Price Index Show Strategic Land Investors?

The price of housing is climbing to unsustainable levels in certain key UK cities. This is bad for employers and workers - but perhaps an opportunity for land investors.

The prices of homes in London, Bristol and Cambridge have risen much higher than the UK average in recent years. This causes difficulties for would-be homebuyers and for employers - suggesting opportunities for homebuilders and land investors, while posing important policy questions for public officials.

Of course the challenges created by the housing shortage in the UK have many causes - greenbelts, height limitations on buildings in London, social housing policy, lending limitations and the financial crisis of 2008, all against the backdrop of a rapidly rising population. One proposal is to simply expand London's built environment one mile into the greenbelt that surrounds it; that could add one million new homes to the housing stock in a place where the housing shortage is most critical. As they are accustomed to turning raw land into infrastructure-supporting housing and commercial development. But such a concept would naturally face much resistance from those who enjoy the benefits of living on the current greenbelt boundaries.

The first UK Cities House Price Index provides good perspective on the scenario as it affects both London and the rest of the country. As it turns out, the outsized cost of housing is pronounced in London, Cambridge and Bristol, skewing the country's averages in ways that both overstate the national housing cost landscape while under-representing the more dire situation in these three population centres.

Developed by Hometrack, a residential property market specialist, the UK Cities House Price Index encompasses house price growth across 20 cities. In the first Index report issued in November 2014, the study found that urban house price growth in the preceding 12 months (November 2013 through October 2014) was 13.2 per cent across the board. However, counting the growth rate in smaller towns the national home price growth rate is less at 8.9 per cent.

While this is good news in less populated places, the problem remains critical in places such as the capital city. What are the effects?

• Household formulation is postponed, as younger people cannot afford to move from their parents' abodes to form new families.

• Employers in the larger cities bear greater costs. Former Labour housing minister Nick Raynsford told the Financial Times that employers are talking to him about how housing prices affect their businesses and workforces. "We need to ensure that there is enough supply of labour for London's needs," he told the newspaper. "This is a really serious issue, with people forced to move further and further with a longer and less reliable journey into work.

• Lower-paid workers have disincentives to work. According to the policy officer at Shelter, the housing charity, some people at the lower end of the economic spectrum are travelling two hours each way to get to jobs. This probably has the effect of discouraging working and increasing reliance on public benefits instead. Shelter research also indicates that some central London councils are moving homeless people to distant places such as Exeter and Manchester where renting costs were lower.

As the difficulties and costs of the insufficient housing stock continue to build, it's likely that at least some employers will consider relocating to parts of the UK where housing is more affordable and there are more workers to choose from. Who assemble investors to acquire and develop land on which new homes can be built. As statistics show, the demand for new homes varies by region, but homebuilders and their financial backers are able to identify where the best opportunities will most likely yield good results.

Investors who are interested in land and building might appreciate optimal returns while working with experienced specialists who understand the business very well. But they should also speak with an independent financial advisor to see where those investments fit into a broader wealth-building portfolio.

Investors who engage in real asset investing are chomping at the bit at such an idea. Paying close attention to this are UK land fund managers.
